Do I need to be pre-approved before working with Diamond?

You don't need to be pre-approved to have your first conversation with Diamond — but she will strongly recommend getting pre-approved before touring homes. In today's market, homes can move fast. Pre-approval puts you in a position to act when you find the right one. If you don't have a lender, Diamond has trusted lending partners she can refer you to at no cost.

What is a Buyer Broker Engagement Agreement?

A Buyer Broker Engagement Agreement (BBEA) is a formal agreement between you and Diamond that establishes her as your exclusive buyer's agent. It outlines her duties to you, the compensation structure, and the term of the relationship. Diamond will walk you through the BBEA in your buyer consultation — she does not show homes without one because it protects both of you. Think of it like hiring a contractor: you want the terms clear before work begins.

How does the home buying process work start to finish?

What is the minimum down payment to buy a home?

What happens on closing day?

Closing day is when ownership officially transfers to you. You will sign all the final documents, your lender funds the loan, and you get your keys. Diamond is with you through the entire process leading up to closing and celebrates with you on the day when the transaction is complete.

What if I already found a home I want to make an offer on?

She presents three pricing scenarios: aggressive (top of market), market value, and conservative — and walks you through the data behind each one. The goal is to price your home to sell at the highest possible number in the shortest reasonable time.

Diamond's standard listing marketing includes: professional photography, full MLS listing, social media promotion on @unlockedwithdiamond (Instagram, Reels, Stories), a Just Listed announcement to her client database, broker open house in Week 1 or 2, and a public open house on the first available weekend. For higher-priced listings, the plan expands further. She will go over the full plan during your listing consultation.

How long will it take to sell my home?

It depends on your price point, condition, location, and current market conditions. Diamond will give you a data-based estimate during your listing consultation. She does not make vague promises — she shows you the actual days-on-market for comparable homes in your area right now.

What happens if my home isn't selling?

Diamond communicates with you every week whether activity is happening or not. If the listing hits Day 14–21 without offers, she initiates a frank, data-driven conversation about what the market is saying. She may recommend a price adjustment, additional incentives, or a modified marketing approach. She will never leave you in the dark.

How do I prepare my home to sell?

Diamond gives all her sellers a pre-listing preparation guide and walks through the home with you before it goes on the market. Generally: declutter, deep clean, make any obvious deferred maintenance repairs, and consider light staging. Diamond will tell you specifically what to prioritize for your home and price point. Not everything needs a renovation — she will tell you what moves the needle and what does not.

Should I make renovations before selling?

The free portal option has no fee. For full representation, Diamond's fee is 10% of the first month's rent. This fee is often paid by the property management company, not by you directly — but Diamond will always disclose who is responsible before you ever tour a property. No surprises.
